Help the Homeless 2021 Recap “Help the Homeless 2021” sponsored by the Palm Springs Regional Association of REALTORS® begins May 5th through June 30th, benefitting STREET LIFE PROJECT was a great success thanks to all who jumped in and participated with generous donations of cash and needed supplies and eating out at the participating restaurants. We raised over $3,000 in cash donations, hundreds of pounds of clothing, tents and supplies, and food and water. There are so many people to acknowledge and thank: First, a huge thank you to Karen Maisano and Cindi Monaco, Committee Co-Chairs for leading this tremendous fundraiser, and for securing the restaurant gift certificate prizes.  You both did such an amazing job! CEO Pssst… have you heard? Fact or Fiction FACT – On Wednesday, June 23rd – DVBA sponsored State Legislation, SB 319 – Melendez was heard in Senate Local Government Committee. Senator Melendez and myself both spoke on behalf of the Bill. There was no opposition to the Bill, passed out of Committee on a 6-0 vote and is now headed to the Full Senate for a floor vote. This bill is in conjunction with SB1202 (Signed into Law September 2018), to create transparency in the annual reporting of agencies Mitigation Fee funds. Stay tuned for updates and status on this Bill as it moves ahead. We are working towards having this Bill on the Governor’s desk before the Legislative Summer Recess! DVBA Membership Bash! Help The Homeless 2021 Wraps Up Help the Homeless 2021 Thanks to all of the Members and Industry Partners who contributed to the success of our Help the Homeless fundraiser. The generosity in monetary contributions is so appreciated, and donations of clothing, backpacks, camping equipment and personal hygiene items, water and more took over the Education Room. Can a Landlord Evict a Tenant? Yes, you can but….. In a 5-4 ruling Tuesday evening, the U.S. Supreme Court said the CDC lacked authority to implement a blanket, nationwide eviction moratorium. Although the court declined to lift the ban immediately, the ruling means the current moratorium will expire at the end of July. "This is a massive victory for property rights," said NAR President Charlie Oppler. "For more than a year, mom-and-pop property owners have been pushed toward financial ruin as they upkeep their properties and pay their taxes and mortgages with no income of their own. With the pandemic waning and the economy improving, it is time to restore the housing sector to its healthy, former function. Property owners also deserved this absolute clarity from our federal court system regarding property rights in America to avoid similar financial harm in the future." Many of our agents call me every month regarding this new law…they have heard that there is something out there that their buyers, tenants and sellers and landlords AND HOA Boards of Directors should know about and there is: and thanks to Tim Welberry, he sent me this article that explains things much better than I… Please print this and keep it close by as I’m sure you will need it soon and if you are a homeowner in a condo or anything with HOA rules and Regulations, please give a copy to your HOA President or/and to the Management company… Types of Restrictions. Beginning January 1, 2021, associations are required to amend their governing documents to conform to the following rental caps and lease terms. Failure to amend governing documents to conform to these standards by December 31, 2021 could result in a fine of $1,000. (Civ. Code §4741(f)&(g).) 1. Rental Cap.
